For builders & developers
The sitework partner production schedules can lean on
Every builder knows where the schedule dies: waiting on dirt. The grade sub who is two communities behind, the hauler who didn't show, the pad that wasn't ready when the framers were. Pro Innovations exists to be the other kind of sitework partner, the one whose dates hold.
The short answer
Pro Innovations runs production sitework for Northern Kentucky builders and developers: grade packages, final grades, topsoil, lot and land development, and material delivery on our own 14-truck fleet. We've run this work for Drees Homes and Fischer Homes for years. Call 859-910-9272 to talk about your next community.
The proof is who keeps calling us back. We've run production building work for Drees Homes for years, covering grade work, final grades, and topsoil across their communities, and performed land development for Fischer Homes. Production builders don't re-book crews that miss. That track record, built without a single ad, is the reference we lead with.
What we run for builders
Production grade packages
Rough grades, final grades, and topsoil placement, run lot by lot to your phase schedule so closings never wait on dirt.
Land development
Clearing, mass excavation, roads, utilities, and detention from plat to buildable lots, with one contractor accountable for the sequence.
Pads on schedule
Building pads cut, filled, and compacted to spec, delivered on the date your super planned around.
Materials on our trucks
Gravel, fill, sand, and topsoil delivered by our own 14-truck DOT-authority fleet. Your material never waits on a third-party hauler's dispatch.
Flatwork and finish
Driveways, walks, and garage slabs poured on ground our own crews prepped, then seed and straw to close the lot out.
Scattered lots and infill
The same crews handle one-off lots, teardowns, and infill digs between community phases.

Why supers stop worrying about dirt
Our iron, our schedule
Excavators, dozers, rollers, and trucks we own outright. No rental-yard availability problems, no hauling sub in the middle of your critical path.
One sub instead of five
Clearing, excavation, utilities, grades, concrete, topsoil, and seeding under one contract. Fewer handoffs, fewer gaps to manage, one number to call.
35+ years in this dirt
Northern Kentucky ground is its own trade: Eden shale slopes, fragipan ridgetops, wet winters. Our operators have been reading it their whole careers.
Built on repeat business
We scaled with no marketing at all, just delivered work that brought the next phase, the next community, the next builder. That only works if quality holds every time.
How we slot into your schedule
01
Plan review
We take your plat, grading plan, and phase schedule and tell you honestly what the ground will and will not do.
02
Phase scheduling
Lots sequenced with your super, with the trucking planned in, so material lands when the ground is ready for it.
03
Daily production
Crews cycle lot to lot; issues surface the day they appear, not at the walk-through.
04
Closing-ready finish
Final grade, topsoil, and seed and straw, so the lot photographs like the model home the day it closes.
Builder questions, straight answers
Do you take on production builder contracts?
Yes, it's a core part of the business. We've run production grade work, final grades, and topsoil for Drees Homes for years, and land development for Fischer Homes. Community-scale sequencing is work we already do every week.
What is your capacity for multiple communities?
We run our own excavators, dozers, rollers, and a 14-truck dump fleet with our own drivers, so capacity is ours to schedule rather than a sub's to promise. Bring us your phase calendar and we'll tell you straight what we can hold.
What areas do you cover for builders?
The I-75 corridor from our Crittenden yard: Grant, Boone, Kenton, Campbell, Pendleton, Bracken, Owen, and Gallatin counties, and into Greater Cincinnati for the right project. If your community is within an hour of exit 166, we're interested.
Can you supply and haul material for our other trades?
Yes. The fleet that serves our own crews also delivers gravel, sand, fill, and topsoil to yours, under our own DOT authority (USDOT 3265041).
Who do we talk to about pricing a community?
Call 859-910-9272 and you'll talk to us directly, not a sales layer. Send the plat and grading plan and we'll walk the ground before we put numbers on it.
Have a community on the board?
Send the plat and the grading plan. We’ll walk the ground, then talk real numbers and real dates.
